West of Hyderabad, further out and priced accordingly. Two things arriving at once — water, and a ring road.
Kodangal sits in a belt that has always been dry. The Narayanpet–Kodangal lift irrigation scheme, a project of roughly ₹2,945 crore, is built to bring Krishna water into it. Water changes what agricultural land in a belt like this is worth to the people already farming it, which is a different mechanism from a road, and a slower one.
The second is access. The Regional Ring Road, with Radial Road 2 planned to run from Budvel through Parigi towards Kodangal, would link this side to the airport corridor and the ORR. Planned is not built — we mark it that way below, and you should price it that way.
This is the further-out, lower-entry, longer-horizon side of what we hold. It is not the right land for somebody who may need to sell in three years.
Each line is marked operational, under construction or planned, because the difference between those three is most of the difference in what land is worth.

Every state keeps its land records differently. These are the ones that apply in Telangana — ask for them by name, and have your own advocate check them.

Proof that the land is non-agricultural, and for which use. Non-agricultural is not the same as residential — ask which one was granted.
Ask whether the layout is HMDA or DTCP approved and for the permit number, then look it up on that authority’s own website. An unapproved layout is the commonest trap in this market.
Confirms there is no loan or charge sitting on the land. Obtainable by you, from the sub-registrar, without our involvement.

Covering the last thirty years. A few thousand rupees, and the only part of the transaction working purely for you. We ask buyers to instruct one.

Because less has arrived. It is further out, the irrigation scheme is still being built and the ring road is planned rather than open. The discount is the risk, priced — that is true of every cheap plot anywhere, and it is worth saying plainly.

If the plot is non-agricultural and residential, yes. Agricultural land in this belt is not something you may purchase under FEMA, whatever anyone tells you about conversion being in process. Ask us which category a specific plot is in.
