Rajapur sits south of Ratnagiri along the Konkan coast. It matters to us for a reason that has nothing to do with infrastructure: a large share of the families who contact us from the Gulf and the UK have their ancestral village in this taluka or next to it.

The land is agricultural and the non-agricultural conversion is in progress. The same rule applies here as at Ratnagiri — nothing can be sold, booked or deposited against until the sanad is issued, the layout is sanctioned and the plotted development is registered with MahaRERA.

Approved plot layout with roads and open space. Plot sizes and numbers are only final after this — which is why we do not publish them now.

MahaRERA registration

A plotted development above the statutory threshold must be registered before it is advertised, booked or sold. Look the number up yourself on the MahaRERA site.

Covering the last thirty years, plus the encumbrance certificate. Instruct your own — no honest seller will discourage it.

No. It is agricultural and in conversion. Nothing is for sale, bookable or open to deposits until the sanad, the sanctioned layout and the MahaRERA registration exist.

My family is from a village near Rajapur. Can you find land there?

Tell us the village and what you are looking for. Sourcing in the Konkan is much of what we do, and if there is nothing suitable we will say so rather than offer you something else and call it close enough.

Can I buy agricultural land in my ancestral village as an NRI?

No. Under FEMA an NRI or OCI cannot purchase agricultural land, plantation property or a farmhouse in India. You can inherit it. If someone offers to sell you agricultural land in the Konkan, that is the end of the conversation.
