Ratnagiri — the honest position

The land is one contiguous piece near Ratnagiri, bought outright and registered in our own name — not optioned, and not held on somebody else’s behalf. It sits near the airport now being redeveloped and the NH-66 corridor along the coast.

It is agricultural today. The non-agricultural conversion application is with the collector’s office. Until the sanad is issued and, after it, the layout is sanctioned and the plotted development is registered with MahaRERA, this land cannot lawfully be advertised for sale, booked or paid for — by anyone, resident or NRI.

Proof of non-agricultural conversion. Until it is issued this land cannot be sold to anyone, and cannot be bought by an NRI at all.

Approved plot layout with roads and open space. Plot sizes and numbers are only final after this — which is why we do not publish them now.

MahaRERA registration

A plotted development above the statutory threshold must be registered before it is advertised, booked or sold. Look the number up yourself on the MahaRERA site.

Covering the last thirty years, plus the encumbrance certificate. Instruct your own — no honest seller will discourage it.

  • Somebody with roots in the Konkan who wants to be told first, and is content to wait for a government timeline rather than a promised one.
  • A buyer who understands that an NRI or OCI cannot purchase agricultural land at all, and that this is exactly why nothing is being offered yet.

Ratnagiri: the questions we get asked

Can I book a plot in Ratnagiri now?

No. We are not selling, not taking bookings and not accepting any deposit or token amount against this land — from anyone. Until the NA sanad and the MahaRERA registration are in hand, doing so would be against the law, and any site offering it to you should be treated with suspicion.

When will the sanad be issued?

The timeline belongs to the collector’s office, not to us. We will publish the sanad on this page the day it is issued rather than announce a date we cannot keep.

What if the conversion is refused?

Then there would be no plots and nothing to sell you — and because we take no money at this stage, you would have lost nothing. We would tell you either way.

I am an NRI. Why does this matter more to me?

Because under FEMA you cannot purchase agricultural land, plantation property or a farmhouse in India at all. The conversion is the thing that would make this land buyable by you. Until then it is not, and no arrangement changes that.

Why is the survey number not published?

Land records in Maharashtra are public, so a survey number identifies not only our parcel but everyone around it. Until the layout is sanctioned and the project is registered, we keep it off the open web. We show the registered sale deed, the 7/12 extract and the conversion application to anyone seriously interested.
